The Space:
Step into an inviting open-concept living room, thoughtfully designed with plenty of comfortable seating, perfect for gathering with family and friends. The fully stocked kitchen opens seamlessly into the spacious dining area, featuring a large table that seats six, making it ideal for home-cooked meals and lively conversations.

The King Master Suite offers a plush king bed and a private ensuite bath, providing a peaceful retreat. The Queen Master Suite also features its own full ensuite bath, ensuring comfort and privacy. A third guest bedroom offers additional sleeping space, and a separate full bath with a shower-tub combo is available for added convenience.

Outdoor Space
The private outdoor area is designed for ultimate Sedona relaxation. Soak in the hot tub under the starlit sky after a day of exploring. Fire up the gas BBQ grill for a delicious meal and dine al fresco in the fresh mountain air. Unwind in the comfortable seating area near a tranquil fountain, where the soothing sounds of water create the perfect ambiance for rest and rejuvenation.

Guest Access:
Guests have access to the entire property at 4 pm on the date of check in through 10 am on the date of check out via keypad.

The Neighborhood:
Well loved West Sedona neighborhood near hiking and biking trails, restaurants, galleries, vortex sites, shopping and more.

Getting Around:
It’s best to rent a car in Sedona. Also, please use the local Free, Sedona Shuttle, for trailhead transportation.

Check-out is 10 a.m.
No exceptions.

Pack N Play and Highchair available upon request.

We do not accept mail at this address. Due to City guidelines, no mail is allowed to be delivered to the property. It will not be our responsibility should you ship anything to the home to retrieve from the mailbox. Please use the UPS store or an Amazon locker pick-up.

We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:

Abide by our rental terms and conditions.
Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
That we collect a non-refundable damage waiver of $35, paid via TRUVI.
The waiver will cover you for any accidental damage during your stay.
No Pets!

No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.

No Mountain Bikes or muddy shoes are allowed inside the house.

Local Quiet Hours are 9 p.m. – 9 a.m. The neighbors may call the police if this is violated.

Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.

NO FIRES May 1 – October 1 or any other time the host requests, due to drought or fire ban.

We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.

By law, this home may NOT be used for events, parties, or large gatherings.

We regularly see javelina, deer, skunks, and bobcats. Do not approach or feed these animals!

Please do not unplug electronics or move furniture.

Please use your own accounts for Netflix, Prime, etc… Please be sure to log out of those accounts when you check out.
